1. Contracting Parties

These Terms and Conditions (“T&C”) constitute a binding agreement between:

  • Edel Invest Sàrl, Chemin Simplemont 8, 1005 Lausanne (“the Owner”),

    and

  • the Renter, being the individual who completes the booking and occupies the Property.

 

By completing a booking, the Renter acknowledges having read, understood, and accepted these T&C.

2. Rental Confirmation and Payment Terms

2.1 The rental booking is provisionally reserved upon completion of the online booking form.

2.2 The booking becomes firm and confirmed only when full payment of the rental price and the deposit is received by the Owner.

2.3 Payment must be made within 7 days of the online booking.

2.4 If payment is not received within this period, the booking is automatically cancelled without further notice.

2.5 The rental price is due in full and in advance for the entire rental period.

3. Security Deposit

3.1 A refundable security deposit of CHF 5,000 is required.

3.2 The deposit serves to cover:

  • Damages to the Property or its contents
  • Missing or broken items

  • Excessive cleaning fees

  • Penalties for smoking or presence of pets

    3.3 The Owner may deduct from the deposit any amounts necessary to cover such costs.

    3.4 Any remaining balance of the deposit will be refunded to the Renter within 14 days after checkout, provided no deductions are required.

4. Check-In and Check-Out

Check-in and check-out times will be communicated separately.

Failure to vacate the Property on time may result in additional charges.

5. Use of the Property

 

5.1 The Property is provided exclusively for short-term private accommodation purposes.

5.2 Subleasing, hosting events, or commercial use is strictly prohibited without prior written consent.

6. Smoking Policy

6.1 Smoking of any kind is strictly forbidden inside the Property, including balconies and windows.

6.2 Evidence of smoking, including smell, ashes, burns, or cigarette waste, will result in cleaning and deodorization fees, which will be deducted from the deposit.

7. Pet Policy

7.1 Pets are strictly forbidden in the Property.

7.2 Evidence of the presence of pets (hair, odours, damage, etc.) will result in additional cleaning fees and possible damage charges, deducted from the deposit.

8. Damages and Reporting Obligations

8.1 The Renter is responsible for any damage, loss, or breakage that occurs during the stay.

8.2 All damages must be reported immediately to the Owner.

8.3 Unreported damages discovered after checkout may be charged against the deposit.

8.4 Where the deposit is insufficient, the Renter agrees to pay the balance of the repair or replacement costs upon presentation of an invoice.

9. Cleaning and Maintenance

9.1 The Property must be kept in reasonable condition during the Renter’s stay.

9.2 Excessive or abnormal cleaning requirements will result in additional cleaning fees deducted from the deposit.

9.3 The Owner reserves the right to enter the Property for urgent maintenance or safety issues, with reasonable notice when possible.

10. Liability

10.1 The Owner is not liable for:

  • Accidents, injuries, or illnesses occurring on the Property

  • Loss or theft of personal belongings

    10.2 The Renter is advised to maintain appropriate travel insurance.

11. Cancellation Policy

 

If the Renter cancels after payment has been made, refund conditions (if any) will be specified in the booking platform or confirmation.

12. Governing Law and Jurisdiction

These Terms and Conditions are governed by Swiss law.

Any disputes arising out of or in connection with this agreement shall be subject to the exclusive jurisdiction of the competent courts in Lausanne, Switzerland, unless mandatory law stipulates otherwise.

13. Acceptance

By completing the booking and/or making payment, the Renter acknowledges and accepts these Terms and Conditions in full.
